The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Property Manager. This position ensures that the physical aspects of the properties meet the Company standards. We are searching for a reliable, honest and hardworking member to join our team to assist in the maintenance of our commercial properties. The applicant must have a clean background and driving record, reliable transportation. You will be handling daily maintenance issues with various commercial office and retail properties from landscaping to painting and everything in between. Essential Duties & Responsibilities: Ability to be at work on a regular and consistent basis and work independently On call 1 week per month Inspects buildings and grounds to ensure safety and cleanliness, and alerts Property Manager to items that need to be repaired. ยท Be able Climb ladders and go onto roofs. Must be able to paint, interior and exterior of buildings, ability to repair, trouble shoot minor electrical and plumbing issues. Ability to change and repair locks, door, windows, and carpentry Communicates with supervisor regarding the overall maintenance function of the properties. Accurately prepares and submits property invoices in accordance with established guidelines. Ensures that work order requests are responded to promptly and professionally. Provides excellent customer service. Diagnoses problems and makes repairs in the areas of HVAC, electrical, plumbing, carpentry, dry walling, and exterior structural. Performs emergency maintenance work when required. Complies with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws. Including the use of safety goggles, hard hats, safety shoe and gloves when appropriate. Over time on occasion Physical Demands: Standing, walking, and/or sitting for extended periods of time. Frequent stooping, kneeling, crouching, Moderate climbing, balancing, crawling, reaching, pushing, pulling, lifting, talking, hearing, and smelling. Education and/or Experience: High School diploma or equivalent. Minimum 3 years of previous experience in property maintenance, building maintenance or related trade is required. Skills/Specialized Knowledge: Ability to read, write and understand English. Excellent customer service skills Good verbal and written communication skills. Strong organizational and time-management skills. Ability to consistently meet deadlines Ability to read blueprints (not required) Required: Current driver license and automobile insurance.
