Our goals are to work hard, have fun, laugh often and strive for excellence!  JK Management is looking for a dependable, full-time Apartment Maintenance Technician. All applicants must be over the age of 18 and must pass a criminal background check. This position will have three sets of duties, progressing from assisting during end-stage construction of a new property to assisting with lease-up duties to routine maintenance of two apartment complexes, totaling 212 units: · An established 96-unit multi-family complex · A 116-unit multi-family complex currently under construction Must be knowledgeable with various tools of the trade: · Hand tools. · Power tools. · Lifting aids; ie, hand trucks, step ladders, extension ladders. · Electrical equipment; ie, motors, blowers, heaters, etc. · Measuring devices; ie, volt meters, ohm meters, etc. · Painting/paint sprayer. Must have great customer service skills, enjoy working with the public and ability to pay attention to detail. Phase 1: Construction Assistance Reports to: Construction VP Must be very organized, self-motivated and on-time. Duties include: · Scheduling/coordinating end-stage temp labor · Monitoring temp labor for efficiency and job completion · Working alongside temp labor, such as site clean-up, sweeping buildings, etc. · Completing items on punch-lists · Forklift experience a plus Phase 2: Lease-Up Reports to: Construction VP, Portfolio Manager, Onsite Manager Assisting with both construction and on-site management for a variety of finishing tasks. Must be able to switch tasks quicky and refocus as needed. · Submit punch list to Construction VP · Check completed punch list · Lock out the unit after subcontractor work is completed (test all keys) · Work with post office · Check mailbox keys · Final spiff clean of unit before move in · Check smoke alarms before move-in and document the date checked NOTE: Phases 1 & 2 will overlap for several months during the end-stages of construction. Daily tasks will regularly shift between the two. Training/tasks for Phase 3 will take place throughout all phases of construction. Some training will be with the current maintenance technician at our established Bend, OR location and some training with the Maintenance and Facilities Director in Wilsonville, OR. Phase 3: Routine Maintenance Reports to: Maintenance & Facilities Director **Training for this will require 2 weeks on-location in/near Wilsonville, OR** Duties will include, but are not limited to: -Completing occupied unit work orders within 72 hours. -Completing property work orders within 14 days. -Preventative maintenance of properties. -Maintaining a clean and safe work environment. -Diagnose and perform routine maintenance involving electrical, plumbing/leaks, appliances, doors/locks, cabinets, windows, and lighting. -Completing turnover maintenance for move-outs. -Maintaining inventory levels. -Helping with property extra projects. -Monitoring and responding promptly to all communications. 3-5 years of Apartment Maintenance experience is required.
