Job Description: Porter/ Maintenance Tech Essential Functions • Responsible for cleaning projects that can be indoors to maintain the interior of our building/community, or it can be outdoors to maintain the exterior of our building, or a mixture of both. Performs a variety of cleaning/maintenance duties on a regular basis or as assigned. • Clean garbage dumpsters, and enclosures • Empty recycling containers • Water lawns, shrubs, and flowers, as needed. Blow and remove exterior landscape debris, leaves from decks. • Pick up garbage throughout property • Replace light bulbs for outside lighting as delegated by Maintenance supervisor • Assist in inventory control and supplies • Assist with emergency maintenance • Clean pool and spa of debris • Clean breezeways, entry areas and under stairways • Advise the Building Engineer of any interior/or other exterior liability hazards. • Perform pressure washing as instructed by supervisor. • Perform any additional duties assigned by the Building Engineer. Requirements • High school education or equivalent. • Possess basic maintenance experience. • Ability to positively interact with a wide range of people. • Practice good safety habits. • Possess demonstrated willingness to learn other property tasks. • Appearance compatible with image of property. • Share on-call duties with maintenance staff and responds promptly to calls. • If required to drive for company a valid state driver's license and minimum amount of liability insurance required by the state is required. • CPO (Certified Pool Operator).
