Looking to Build Small House

I'm looking to have a small 1000 sq ft or less property built on my land. There used to be a house, but it burned down over a decade ago, so utilities are already in place but would need to be excavated. It is located on a main road in Campbell, OH. I don't know if it's possible, but I would like to keep the total cost under $50k if so. I am not looking for anything extravagant, just a simple 2-3 bedroom 1 bathroom home with a simple square design and no frills, just the basics. The cheaper the better, as then I'd be able to even pay in cash. Would like to work with a local small-scale home builder, and I am not in a rush to hurry. I can even offer my assistance to help keep costs down; I'm not that strong and have no real building experience, but I would love to learn. Thank you!
