Luthier looking for woodshop space

Hey! I'm a luthier looking for a woodshop to work in on evenings/weekends. I work full time so I'm usually in the shop 1-2 nights a week and 1 weekend day. Looking for a shop that is already equipped with basic woodworking tools, although I have a band saw and a few other tools I can bring. I don't ask for much except for a shelf or two, some clean working space, and unlimited access. I'm experienced, safe, and keep a clean shop. Preferably somewhere in NE but I'm flexible. In my current arrangement I pay $125/month for unlimited evening/weekend access. Hoping to keep the cost around there but open to negotiation. Reach out with any questions that you might have!
