We are currently hiring a full time apartment maintenance technician for an apartment community located in NE Portland close to Gresham City limits. Physical Demands: The physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop; kneel; crouch; or crawl; and talk; or hear. The employee is occasionally required to sit. The employee must frequently lift and/or move more than 20 pounds. Specific vision abilities required by this job include close vision, distance vision, and depth perception. Working Environment: The essential functions of this job are performed in all types of weather. If weather conditions prevent a safe working environment, employees will be assigned to indoor work until a safe working environment is restored. Working in Winter weather including snow and ice is required in some instances (laying down ice melt and shoveling walkways) If operational questions or issues arise, please refer to the Manager. Turns: Apartment turns are your primary responsibility- these should be done quickly and with attention to detail; painting will be done according to the standards set forth by the office. Building and Grounds Maintenance: You are responsible for the overall upkeep and maintenance of the apartment community. This may require traveling to and from suppliers and vendors to pick up building supplies. You are required to keep your vehicle insured according to Oregon State Law, proof of insurance will be required. Work Orders: All maintenance work on the property and in units is to be prioritized and assigned by the manager. Work orders will include but are not limited to: electrical repairs, plumbing repairs, blinds, locks, carpentry as needed and instructed by manager. In the event the work order is beyond your expertise, notify your manager immediately. Work orders will be closed by maintenance tech when the work is completed for review by the manager. Job Duties:  Walk the building interior areas and exterior pathways and do thorough pick up of litter, check lights and general condition. Stop in management office and discuss work orders that you discover.  Check garbage and recycling containers and clean up spills/move debris as needed to maintain proper balance in containers.  Maintain the curb appeal of the property to assure RESIDENT satisfaction!  Watch for non-residents using garbage facilities and for solicitors on the property. Report to manager immediately.  Daily meetings with manager every morning.  Wipe down all railings around the community.  Clean around building front doors including light fixtures using a broom or duster on eaves to remove cobwebs.  Dust common area light fixtures, mailboxes, emergency lighting, etc  Make sure fire extinguishers have been serviced.  Power wash buildings, sidewalks, etc. as requested by manager.  Assist in annual apartment inspections.  Cover outside faucets in winter weather and remove in springtime.  Replace burnt out light bulbs in common areas as needed.  Replace switch plates and outlet covers as necessary.  Smoke alarms – check every time you enter a unit and ask manager to issue warning if disarmed.  Wall repair to include painting  Check for structural cracks, siding missing on outside of building, etc. and report to resident manager.
