Small apartment building custodian needed to attract and maintain 12 one bedroom unit apartments to be good homes for good tenants. Part of the rent rate adjustment. $450/Month + $30 water fee. Utilities by tenant. 1. Maintain common areas as below. a. Vacuum hallways & Stairs- Min weekly/as needed (1hr/week) • Sweep/mop laundry room- Min weekly/as needed b. Outside trash pickup- Min weekly/ as needed (1hr/week) c. Summer mowing/edging/shrub trimming- Bi-weekly (1hr/bi-week) d. Carpet shampooing- Min Quarterly/as needed (2hr/quarter)- shampooer provided 2. Be the local eyes on the property to support property management and property owners. a. Alert owners of unusual activity so they can review the surveillance videos. Not part of the rent rate adjustment. But subsidized rates based on rent rate adjustment. 3. Move OUT/IN cleaning. Complete within 5 days of request. Paid after completion and inspection. a. When unit does NOT need renovation. • Emptying of units and readiness cleaning for move IN. Making it ready for the next good tenant - additional pay $75 per unit. b. When unit needs renovation. • Emptying of units. Wait for renovations to complete. Complete readiness cleaning for move IN, to make clean for the next good tenant - additional pay $90. c. Painting of empty units- additional pay $150 per unit. • All walls, all ceiling, all doors, all trim, inside closet including shelves & ceiling • Paint supplied. Painting supplies like rollers NOT supplied Cleaning checklist will be providedas a guide. Background check are required.
