POSITION TITLE: Janitorial/Maintenance Helper DEPARTMENT: Asset Department SUPERVISOR: Facilities Supervisor SALARY: Starting Salary, $14.50/hr., DOE plus benefits HOURS: Monday-Friday, 8:00am to 5pm, Flexible LOCATION: HOSWWA Properties POSITION OVERVIEW: This position regularly performs the janitorial work at the HOSWWA apartments and office sites under the general supervision of the Facilities Supervisor. Work involves proficiency in cleaning apartments and commercial sites, with working conditions and degree of individual discretion exercised differing according to the location and nature of assignments. Work requires following work methods and procedures of the department. The job is a physical job and requires the ability to: 1) Visually identify maintenance, cleaning, and repair needs, 2) Drive to sites and to supply vendors, and 3) Physically clean and perform necessary maintenance which may require lifting to 50 pounds and working on ladders. Experience in professional cleaning, repair, and maintenance, and/or new construction is preferred WORKING ENVIRONMENT This position requires the incumbent to work extensively “on-site”; the incumbent is required to be available to work in and around the property owned by HOSWWA and may be required to enter individual units which may be dirty, smoky, and have minor hazards. Incumbent will be required to clean and maintain or perform simple repairs in units as deemed necessary, which may include visual inspection, physical dexterity, and strength to lift 50 pounds, ability to work from ladders, and knowledge of safe techniques. The incumbent may be required to work directly with tenants in the performance of these duties, which may place incumbent under extreme stress and require extreme diplomacy. PHYSICAL: Sufficient physical strength and agility and freedom from any disabling defects, particularly those which will tend to diminish abilities of 1) thought, or 2) performing heavy manual labor, 3) working on a ladder, or 4) performing visual inspection. Must also have ability to work out-of-doors and under adverse weather conditions. MENTAL: This position consists of 5% or less administrative tasks, which includes, but is not limited to, issuing/tracking work orders to ensure completion within required guidelines, checking vacated units and tracking to completion. The remaining 95% are hands-on cleaning tasks. JOB DUTY OUTLINE: 1. Performs cleaning, painting, and maintenance on residential apartments. 2. Performs cleaning of common areas of complexes and on commercial rental spaces. 3. Performs less-skilled repairs to plumbing, lighting fixtures, flooring, and sheetrock. 4. Performs cleaning independently on rental units that are vacated. 5. Identifies cleaning needs and alerts other staff to unidentified repair problems. 6. Coordinates work with site manager and maintenance team. 7. Performs exterior and interior painting. 8. Other related work as required. SKILLS AND ABILITIES 1. Physical strength and dexterity to lift up to 50 pounds. 2. Able to work outdoors and under adverse weather conditions. 3. Ability to communicate with coworkers and tenants. 4. Capable of working on a ladder as needed. 5. Visually identify maintenance, cleaning, and repair needs QUALIFICATIONS (Education/Experience): 1. One-year minimum experience in professional cleaning or maintenance of buildings preferred. 2. High school diploma or GED equivalent. 3. Knowledge of the methods, tools, and practices used in cleaning, preparation of and painting buildings, and simple repairs including plumbing, carpentry, and other trades. 4. Knowledge of the occupational hazards and safety precautions of the janitorial, building, electrical, or mechanical trades. 5. Ability to make accurate estimates of time and materials required. 6. Ability to keep simple records and make reports. 7. Ability to meet the public effectively and give information regarding ground and building facilities and HOSWWA regulations. 8. Skill in the use and care of tools and equipment employed in the janitorial, maintenance, and building trades. 9. Knowledge, ability, and skill to perform administrative duties as assigned, write up work order results, memos, etc. 10. Must have a valid Washington State Motor Vehicle Operators License. 11. Must furnish proof of an acceptable driving record (per Authority vehicle liability insurance provider guidelines) from the Motor Vehicle Division.
