Summary of Position: The Groundskeeper role performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Primary duties include ensuring that empty apartment units are fully prepared for future residents. Responsibilities include preparing apartment units for move-in, including painting, pressure washing, groundskeeping, and basic maintenance tasks. Secondary duties include maintaining the appearance of the community’s common areas in a clean, orderly, and safe condition. Job Qualifications: HS diploma or GED preferred, previous maintenance experience a plus Prior custodial, housekeeping or apartment experience preferred Knowledge of multifamily residential property maintenance requirements Ability to maintain, repair, and paint buildings, vacant units, offices, driveways and walkways, and other areas of the property Strong verbal and written communication skills Ability to travel to other communities Ability to organize and manage multiple priorities while meeting deadlines Excellent organization skills Attention to detail Job Requirements: Ability to fluently speak and understand English Must be customer service oriented Must be hardworking Must have the flexibility to work weekends and after-hours as necessary. Must report to work on time with a neat and professional appearance or a uniform with safety accessories if provided by the company. Must be courteous and pleasant to residents and co-workers at all times. Must have reliable transportation with a valid state-issued driver's license and current liability vehicle insurance. Must be able to successfully clear a background check, drug screen, and an MVR. Physical Demands: The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner. Physically able to climbs numerous flights of stairs on a daily basis. Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles. Kneeling: Frequently bending legs at knees to come to rest on knee or knees. Crouching: Frequently bending body downward and forward by bending legs and spine. Reaching: Frequently extending hand(s) and arm(s) in any direction. Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.
