Want to adopt a small dog

Hi, I’m looking to adopt a small dog. Preferably a shih tzu or similar with a calm personality and potty trained for my elderly mother who lives upstairs from me. My mother has her own backyard (see image) and will love the company of a small dog. Her last dog was an adopted senior shih tzu who died after one year. My mom was heartbroken. I wanted some time to pass before we adopt again. I live downstairs with my very friendly young golden doodle so would prefer a dog that is also friendly. I really would prefer a healthy dog under 6 as I don’t want my mom to go through heartbreak so soon again. Please let me know if you have a dog that will be a good fit. I promise he/she will be going to a good home. I am a dog lover and my dogs are well fed, taken to the vet, and always groomed (see image of my Marley). I am not looking to buy a puppy but adopt a dog in need. Thank you
