Property Management Company seeking a full time Maintenance Supervisor at one of our properties in Fife, WA. Excellent opportunity with a team and management company where your performance is recognized and rewarded. CORE RESPONSIBILITES: 1. Participate in all maintenance projects. 2. Responsible for the maintenance staff including, but not limited to assisting the Resident Manager with interviews, supervise and coordinate activities (with the Resident Manager’s guidance). 3. Participate in after-hours emergency scheduling. 4. Be responsible for inventory control and utilization of maintenance materials. Maintenance staff must provide their own supply of “basic” tools of the trade. 5. Assist Resident Manager in scheduling, service requests, and adhering to other maintenance priorities. 6. Be responsible for the refurbishing of apartments prior to resident occupancy. 7. Assist the Resident Manager in scheduling unit turn projects. 8. Maintain accurate records regarding preventive maintenance, service requests, unit turns, and periodic inspections. 9. Perform preventive maintenance for all equipment based on manufacturer’s recommendations and operating manuals. 10. Periodically inspect apartment interiors, building exterior and common areas (including pool and spa areas), performing repairs and janitorial assistance as needed. 11. Identify all utility meter shut offs, apartment and fixture shut offs, sewer clean outs and prepare maps indicating the same. 12. Verify that maintenance rooms and other storage areas are kept locked and cleaned, and maintain adequate lighting for the interior and exterior. 13. Have constant knowledge regarding contracts and suppliers, their services and goods. 14. Maintain a courteous and professional attitude in communications with residents, applicants and representatives of other companies. 15. Performs any of the duties as request/assigned by supervisor/employer. Requirements: • Professional appearance • Professional verbal and written communication skills • Strong organizational and time management skills • Basic computer/technology skills • Valid Driver’s License • Reliable transportation Maintenance Requirements: • O7B Trainee License (Provided by company) • Lift, carry, push, pull up to 50 lbs.
