The role of the HVAC Service Technician is to provide heating, ventilation, and air-cooling services and maintenance functions for the Maintenance Department, which includes the responsibility of the functions associated with: Maintaining department readiness in terms of organization and accountability for the successful completion of HVAC issues for the company. Job Duties and Responsibilities: -Must have valid driver’s license and have reliable transportation to and from work -Ability to work indoors and outdoors, stand for long periods of time and lift 60lbs of material unassisted. -Point of contact for Emergency HVAC issues 24 hours a day. -Point of contact for non-emergency issues. -Monitor and Maintain all materials related to HVAC repairs and maintenance within warehouse -Maintain a clean, fully stocked, and operational service van. -When feasible make all repairs to HVAC issues personally or with an in-house technician. -Coordinate, schedule, and track all HVAC repairs with Property Management. -Coordinate, schedule, and track all HVAC maintenance for all projects. -Willingness to learn and understand troubleshooting and system malfunctions. -Come to understand the difference between a maintenance call, service call, and a warranty repair for administrative clarity. -Keep daily logs and records for all maintenance functions and apply completed work to assigned work orders. -Observe safety protocols and don protective gear in order to maintain a safe jobsite and safety amongst crew members. -Required Skills, Qualifications and Abilities: -To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience- High School Diploma or GED equivalent Language Skills- Ability to interact/communicate effectively in a professional and pleasant manner with Vendors, Affiliates, and Company Employees. Mathematical Skills- Able to apply basic math concepts. Technical Knowledge Ability to operate computer software programs, such as Excel, Word and Outlook proficiently. Ability to operate equipment such as, a calculator, copier/scanner, telephone, personal computer and/or tablet. Reasoning Abilities Ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this position, the employee is regularly required to stand, walk, reach with hands and arms; and stoop, kneel, crouch, crawl, or sit alternatively depending on specific needs of day. Estimate 90% of time is spent on feet and 10% sitting at desk. The employee is regularly required to use hand to finger, handle, or feel; talk or hear; and the employee will regularly experience wrist motion. The employee must occasionally lift and/or move up to 60 pounds. Specific vision abilities required by the position include close vision, distance vision, color vision, peripheral vision, and ability to adjust focus. Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this position. The employee regularly performs work duties alone. The noise level in the work environment is usually moderate.
