Phoenix/M Management (LLC) came about during a re-organization of a family business started in 1979. Same family, same business, snazzy new letterhead. We manage properties and support our tenants in Fells Point, Upper Fells Point (Washington Hill), and Butchers Hill. Some of the units and retail space are rented or rentable, and some are in various states of renovation or transition. On average, 1 or 2 apartments are under renovation, and the rest are reliably rented on year-long leases all the time. The properties consist of roughly 20 buildings (houses and multi-unit buildings). Combined, the 16 buildings contain roughly 45 residential units and 7 business spaces (storefronts or offices); one of those seven business spaces is their management office. Of the multi-unit buildings, four are “mixed use” with apartments above a retail component. The largest three houses have multiple bedrooms/tenants. The largest building has five units, everything else is smaller. Some of the units and retail space are rented or rentable, and some are in various states of renovation or transition. On average, 1 or 2 apartments are under renovation, and the rest are reliably rented on year-long leases all the time. If tenants don’t renew, they typically re-rent within a month, and it never takes more than three months. We are seeking a highly skilled tradesperson for the position below. Responsibilities include, but are not limited to, the following: * Consult and complete maintenance work order list for the day * Coordinate with co-workers/tenants to schedule apartment entry. * Troubleshooting and repair heating/AC * Remodeling/renovating * Paint, tile, trim * Plumbing * Roofing * Flooring * Drywall * Installing/removing/troubleshooting/repairing appliances * Broad array of handyman tasks. * Visit each property occasionally and identify needed repairs. * Schedule work with approved external contractors if internal maintenance team cannot handle the work. Meet with contractors, or coordinate with maintenance team members to do so. * Track hours and materials used on each repair or renovation and assemble with receipts for charge-back. * For proposed renovations, collect estimated time and materials budgets for owners’ approval. Gather bids from subcontractors when necessary. Experience Must be highly skilled (5+ years) in the following trades with a willingness and ability to learn all: * Carpentry (required) * Plumbing (required) * Electrical * Mechanical * HVAC * Painting * Tiling * Masonry Skills and Abilities * Must have own vehicle * Must have basic carpentry tools, basic plumbing tools, and a multimeter. More specialized tools can be made available as needed. * Must be able to lift at least 60 lbs. * Must be able to work unsupervised * Highly motivated * Close attention to detail * Problem solver, needs to be quick on your feet * Must be able to troubleshoot quickly * Make sustainable/durable repairs * Prioritize heavy workload based on immediacy * Good communicator, works well as part of a team * Willing and able to learn new skills * Puts the safety of tenants and and staff first Compensation and Benefits Compensation for this role will be $25-$27 per hour, commensurate with experience, with review for possible wage increase at 3 months depending on performance.
