Wanted: Small space to start scrap business

Looking for a small space to start a scrapping operation. Open to pretty much any space in or around Vancouver(not Portland); could be the corner of a construction yard, a shipping container or shed, a section of a shop, barn or warehouse, pretty much anything. I would like power access, but it's not mandatory. If there's no structure, I can rent a shipping container for the space. This operation will be noisy at times; hammers, drills, compressors, saws, grinders, etc. This will be my primary source of income, not a side hustle. I don't want to accumulate a sprawling mess of busted up junk. I'm imagining a couple 16' utility trailers, about 10 containers ranging from drums to pallets and possibly a dumpster or two. I'm 33 years old, moved up here a little over a year ago and I want to start the journey of entrepreneurship. If you have a spot or you know a guy, please reach out. Thank you very much!
