About the job location: 295 St Johns Place is a 54-unit cooperative building in the heart of Prospect Heights, Brooklyn. The building is steps away from Prospect Park, Grand Army Plaza, the Brooklyn Museum, Brooklyn Public Library Central Branch, and the Brooklyn Botanic Gardens. The Superintendent lives on-site and is an integral, daily presence in the building and local community. The Full-time Live-in Superintendent reports to the Property Manager and works closely with the Board of Directors on all building operational issues. Key Job Responsibilities: Daily, thorough cleanings of all ‘high traffic’ surfaces (i.e. lobby, mailrooms, hallways. etc.) Daily cleaning of the front sidewalk to avoid fines. Daily inspection of ALL building equipment to ensure proper operation (i.e. exhaust fans, boilers, elevator machine rooms, ejector pumps, plumbing, mechanical fixtures, etc.) and report to management any issues that cannot be repaired in-house. Daily boiler preventative maintenance during heating season; verify all electrical and mechanical equipment is working properly (i.e. water pumps, condensation pumps, etc.). Empty compactors on a daily basis and bag refuse. Responsible for taking all trash and recycling from the basement to the sidewalk for DSNY collection, including large item disposal. Respond immediately to shareholder emergencies. Inform Building Manager ASAP of the potential emergency and then the results of the inspection. Be available on evenings and weekends for emergencies, including over-nights. Maintain a safe environment throughout Covid-19 pandemic and ensure all building contractors are following Covid-19 protocols. Must be proficient in handling plumbing, electric, mechanical, painting, plastering, etc. projects throughout the building as needed. Shovel sidewalks and apply salt as needed when snow accumulates. Respond to miscellaneous shareholder requests throughout the day as directed by Building Manager. Closely monitor tenant renovation projects as needed and report issues to management. Lead Department of Building and NYFD inspectors throughout the building, as necessary. Assist in the creation of a building equipment checklist and maintain accurate inspections of the equipment logging information correctly on the checklist (dates, times, service required, service performed, etc.). Make recommendations to replace or improve building facility equipment on an on-going basis. Maintain a neat and orderly appearance at all times. Maintain a neat and organized shop for equipment and tools. Assist in managing electronics recycling. Works with building committees, as needed. Submit a timesheet to the Property Manager every Monday morning. Job Qualifications: Must live in the building after a 90 day probation period. Must prioritize safety when using tools associated with the job. Understanding of HVAC, Boiler, Plumbing, Façade and Construction Vendors, among others. Have appropriate certificates to operate boiler machinery. Strong communication skills, including comfort with in-person, email, texting, and basic computer skills such as Microsoft Office or Google docs. A minimum of 5 years building maintenance experience. High school graduate or equivalent. Familiarity with Laars Model No. PNCH – 1500 type boiler a plus. Able to lift heavy items. Able to maneuver in small spaces. Able to kneel and crouch and climb tall ladders. Compensation and benefits This is a full-time live-in position that involves occasional evening and weekend work. The salary is $45,000 - $60,000, depending upon experience. Benefits include 2-bedroom apartment, monthly stipend for electricity and mobile phone, 10 vacation days, 10 paid holidays, sick time, and up to $1,000 monthly stipend toward health insurance.
