I have obtained a commercial space on W 35th St and have turned it into a music lessons studio. The space is completely unoccupied between 10pm and 2pm every weekday, and after 5 on Saturdays and Sundays. I am looking for someone to split the space with me so I can worry less about the rent. If you teach music during the morning hours or are looking for an unamplified rehearsal space later on at night, this may be your ticket. We teach violin; you can teach any instrument. The space can be used in a variety of ways, the only stipulation being that there is not an abundance of space to store things. (Amped rehearsals at night is probably fine, but I don't have room for PA's and big amps, though I do have a small amp in the studio.) In theory, this space could also be used for something like Yoga classes, personal work of various kinds or even filming, as during the morning hours it is pretty quiet in there, especially with the soundproofing. The studio has 3 rooms total: a big room, a small room and a waiting room. Depending on what you are hoping to do in the space, the hours may actually be a lot more flexible. E.g. if you just wanted a room to practice your instrument for many hours a week, you could use our second room and get in there almost any hour of the day. The only time BOTH rooms are unavailable are for a few hours each week (right now just Fri 5-8 & Sat 1-2 and Tues & Wed nights during our group classes from 630-830pm). The ideal candidate would not sublet the space out, but would just use it for their own rehearsal or other personal uses, so that I can feel confident just giving one key out and being able to know and trust one person. Bringing others in is fine; you would be responsible for the actions of your guests and would not leave the studio unlocked when you're not there. The waiting room has water, coffee, chairs and chocolate. There is also a printer, office supplies and a desk which you may use. There is a men's and women's room across the hall from us. The floor we are on is fairly deserted most of the time. There is a doorman posted from 9am - 9pm on weekdays, none on weekends. On the weekends you would have to go down and let any guests in at the front door. The big room has an 88-key weighted keyboard, a Fishman acoustic amp, 2 cables, storage benches around half the room, 12 music stands and 14 stackable chairs and a desk by the window you can sit at. I can fit 12-14 violin students in there plus a teacher. The small room has a small desk, a shelf, 2 chairs and a dry erase board. This would be good for 1-2 people in a music lesson. All rooms are carpeted. All ceilings are high (11 feet). We sell some retail and you are welcome to do so as well, provided it does not take up that much space. (We have a slatwall in the waiting room which can hold small items.) You would ring these up yourself, though if I'm present I'm happy to take money for you for your items while you're not there and promote your services in general. Ideally we would have compatible lines of work, so that our relationship can benefit one another; but this is not requisite. Asking $2500/mo for 30 flexible* hours per week in any available room (big or small) with some storage. or $2000/mo for 20 flexible hours per week in any available room (big or small). or $1550/mo for 15 firm hours per week in any one room or $1300/mo for 10 firm hours per week, full studio all to yourself. or $1000/mo for 8 flexible hours per week, any available room (big or small). *flexible means you'll check with me, but again, for just one room, 95% of the time, there is one available.
