Job Description First and foremost we are looking for someone who can work with an international team and be present in an online work community while working from a mobile office serving as the representative for Wasatch Leasing and Management in person to our tenants. The position we are currently looking to add to our team is described below: Wasatch Leasing & Management is currently seeking a self starter with excellent organization, and time management skills to fill a Maintenance Handyman position Maintenance Technician Position Duties: Coordinate and communicate daily with the Property Management Team. Maintaining a friendly and professional relationship with clients and tenants. Creative problem solving as needed. Develop maintenance procedures and ensure implementation where needed. Carry out regular inspections of Wasatch Leasing & Management managed properties to identify and resolve potential maintenance issues and/or lease contract violations. Monitor sprinkler systems, HVAC systems, gutter and downspout systems to ensure proper functionality.Weatherize and Deweatherize swamp coolers and other air conditioning units. Replace furnace filters on a quarterly basis per property. Recruit, interview, hire, and supervise independent contractors and service providers and delegate workload that is too time consuming for one person accordingly. Perform light maintenance jobs that do not require more than one and a half to two hours of time to complete. Create and document a detailed report in our digital database -Appfolio- to become legal documentation of work done and services rendered to serve as reference for Clients and in a court of law. Monitor equipment inventory and place orders when necessary. Such as air filters to be replaced, caulking, weather stripping, drill bits etc. Maintain company vehicles up to and including, checking oil mileage in comparison with last service date, driving all company vehicles to ensure they are running properly, taking them to the car wash should they need to look more presentable and up to company standards, and taking them to the Alta view tires should they need immediate service. Identify potential vendors, contractors, and service providers. Manage, create, and build relationships with contractors and service providers keeping a constant network of 3-6 contacts per trade. Ensure health and safety policies are complied with at all times. Learn the Work order system as it is built out on the appfolio management operating system that is used by wasatch. This will allow our MIM to complete work orders in the office as needed due to bad driving conditions. Duties as assigned within reason. Recruitment of tenants who might be potential home buyers who would use Redzone real estate as their broker. Possessing a keen eye for the work flow and offering suggestions about how it could run better is a trait that we would like to find in a candidate. This position is the eyes, ears, and nose of the company since we are international. The team will rely on the reports that are produced and how our candidate can use best judgment and critical thinking skills to work their way around problems while offering a professional attitude to the general public at the same time. Job Type: Full-time Maintenance Experience: 1 year (Preferred) Customer service experience (1 year) preferred Company Truck or Subaru. Company Gas card included.
