Description

Completes all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklist using your own tools. Ensures apartment homes have been properly caulked and sealed as needed around windows, sink areas, inside cabinets, toilets, bathtubs, and showers. Inspects all walls and ceilings for damage, and repairs and/or replaces as needed. Performs touch-up paints for vacant and occupied units as directed by Lead Maintenance or Community Manager. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting signage as needed. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Completes make-ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager. Complies with safety and risk-management policies and by reporting accidents and incidents promptly and accurately. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. The Maintenance Technician will be responsible for performing a variety of maintenance tasks necessary to maintain and enhance the value of apartment community in a timely, professional and courteous manner. Essential Duties & Responsibilities: Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels. Maintain excellent customer service standards. Comply with all personnel management policies and procedures and maintain an organized, clean and safe work area. Maintain a preventative maintenance schedule. Communicate effectively verbally and in writing in English and Spanish as needed with residents, fellow employees, vendors and supervisors. Work with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program. Assist the Maintenance Supervisor with maintaining a hazard communications programInspect grounds, buildings, and other community features as required to minimize liability concerns. Ensure adherence to the company's safety and hazard communications programs, policies and procedures. Work with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standards. Work with maintenance and Management to ensure excellent curb appeal at all times. Assist residents with the move-in/move-out process as needed. Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals. Address complaints and resolve issues in a timely and professional fashion. Maintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model unit. Perform other maintenance/repair work as directed by Property Manager and Maintenance Supervisor. Assist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas. Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs. Participate in on-call rotation for emergency service. Adhere to company dress code. Perform additional tasks and responsibilities as required.  Education/Experience and Technical Requirements: High school diploma or equivalent required. Must live within 20 miles of the assigned property. Must have reliable transportation and phone service due to the emergency on-call requirement. Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, landscaping equipment, pool equipment, and required safety equipment. All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents. Appropriate safety equipment and apparel must be worn including proper footwear (work boots) Must be able to diagnose problems with and assist with repair of the following: Major appliances, Basic-Intermediate plumbing, Basic-Intermediate electrical (when no license required) Sheetrock General carpentry Pool care Roofs and gutters Painting General irrigation maintenance and repairs. Landscaping. Foundation/sidewalk repairsIce/snow removal. Properly covering patios and stairs and sidewalks with sand when icy conditions are expected. Properly closing and removing pool umbrellas during hurricane weather. Requires frequent lifting and moving of up to 75 pounds when using machinery and equipment for essential maintenance tasks. Requires frequent bending and/or stooping and/or kneeling to access equipment and machinery necessary for essential maintenance tasks. Requires frequent use of ladders and stepladders to access equipment and machinery necessary for essential maintenance tasks
