Weekly Yard Maintenance for 6 properties

We are looking for a person to do yard maintenance for 6 properties. This includes mowing, blowing, edging, weed pulling, trimming as needed, leaf clean-up in the fall, rain gutter clean-out when needed, and cobweb removal. We are not looking for the mow-blow-go type of service. We want time spent on what needs to be done. For example, if there are weeds and the lawn didn't grow significantly, we would expect the time allocated to be spent on the weeds and not on mowing. We are looking for someone dependable, shows up weekly, has low overhead, has excellent time management, and is able to do this work efficiently and economically at a fixed monthly rate. Ideally, this person has their own tools (mower, blower, weed eater, rake, etc) however if not, we can discuss.
