Apartment Maintenance Technician Job Description: (Seasonal with Potential for Full Time Employment) Responsible for the upkeep of the community and all associated work orders and turnkey operations. Reports to: Maintenance Supervisor, Maintenance Manager, Community and/or Regional/ District Manager Supervises: None Wage Status: Hourly (Non-exempt; eligible for over time) Job Responsibilities: • Perform basic level maintenance throughout the community. • Perform minor plumbing operations. • Perform minor electrical operations. • Complete work orders under the direction of the Maintenance Supervisor. • Prepare vacant homes for new move in’s. • Assist in projects throughout the community. • Ensure the property is aesthetically pleasing at all times. • Ensure apartment is ready for resident to move-in on agreed date. • Work with the Office personnel in regards to turnkey operations and work orders. • Assist Supervisors as requested. • Assist Residents in a positive manner at all times. • Represent the company in a professional manner at all the times. • Assist with deliveries for the community. • Ensure a clean and functional workspace at all times. Essential Job Functions: • Fair Housing Certification, willingness to obtain prior to interacting with prospective residents or existing residents. • Demonstrate an ability to support and contribute to community team. • Complete timecard applications in a timely and effective manner. • Must possess a positive attitude and the ability to smile under all circumstances. • Participate in training in order to comply with new or existing laws. • Ability to work a flexible schedule, including evenings and weekends. • Neat, clean, professional at all times throughout the workday and/or whenever present at the community. • Comply with expectations as demonstrated in the employee handbook. • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem. • Successfully pass drug test.
