Photography clubhouse!

Vallejo needs (and I really want) a photography clubhouse. I'd like to partner with 2-3 other photographers (maybe HMUA? Designer?) to be responsible for running the space. The goal would be to have some number (15-20ish?)of members that are invited to use the space, participate in low-key monthly shoots or workshops, etc... We have a huge community of artists in our town, with more than just a couple being excellent photographers. What would it take to make a venture like this self sustaining? I'm open to forming an LP/LLC/501c to manage risk, and can fund some portion of it if you match me. Who's down, and what do you bring to the table? There has to be a way to make something like this a reality, right? I think it's the right time, so I'm looking for the right people to do this with.
