Here's a look at what we've been doing: Residential wawnapartments.com Commercial medcot.com Storage aaccsnj.com Major Responsibilities/Objectives: Primarily we're looking for an experience painter, although abilities in other areas of building maintenance described below we view as an added benefit. • Painting/Drywall: Experienced in painting utdoor and indoor surfaces of various materials such as wood concrete or brick, residential and commercial applications, capable of performing minor repair such as filling holes, replacing wood and drywall etc, familiarity with paint products • Maintenance: to keep the property looking nice and to make sure that all of the various systems, from plumbing to electrical to heating, remain in working order. • Safety: Be in compliance with company policies and procedures and all state or local laws and regulations. Maintain certification in handling regulated materials and have thorough knowledge in all policies that address resident and employee safety. • Renovations: Higher end salary workers should be able to do complete bath + kitchen renovations without guidance. • Resident Services: To provide excellent resident services and to be open and responsible to all resident problems and concerns equally. • Inspections: Coordinate and/or perform inspections all apartments, buildings and common areas (Fire Inspections, Borough/Township Inspections, State (DCA) Inspections, etc.) • Sourcing Materials: Be responsible for stock control of maintenance materials and report any deficiencies to the Maintenance Supervisor General Skills: • Electric: installation and repair of light fixtures, switches, outlets, appliances, etc. • Plumbing: installation and repair of faucets, drains, traps, toilets, diverters, valves, appliances, etc. including ability to troubleshoot and repair resident calls for clogged kitchen and bathroom drains • Carpentry: installation and repair of doors/jambs/hardware, trim, moldings, tile, etc. • Drywall: installation and repair of sheetrock, spackling, sanding, caulking, etc. • HVAC: general knowledge and ability to troubleshoot central HVAC systems, ability to bleed lines for gas-fired boilers with hot water baseboard systems • Perform basic locksmith duties by adjusting doors, hinges, locks, ability to cut keys from landlord-owned machine • Appliance repair • Painting (interior/exterior) Administrative • Uphold all company policies, goals and values. • Continuously communicate with Cleaning & Landscaping servicers to refine quality of work Resident Relations • Represent the community in a professional manner at all times-on/off property. • Deliver communication documentation to residents. • Contribute to resident retention programs. Safety • Ensures that unsafe conditions are corrected in a timely manner. • Learns and ensures compliance with all company, local, state and federal safety rules. • Immediately report all unsafe conditions. Essential Job Functions • Neat, clean and professional at all times throughout the workday and/or whenever present at the community. • Proficient with Smart Phones and demonstrate ability to use company mobile apps, web based software, field emails, etc. • Must have own vehicle • Demonstrate ability to perform tasks described above without seeking outside assistance. • Demonstrate strong communication skills (written & oral) for communicating with residents, co-workers, and senior management. • Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community. • Comply with expectations as demonstrated in the employee handbook.
