JOB DESCRIPTION: Maintenance Technician Looking for the right person to fill our Assistant Maintenance position. The Assistant Maintenance Technician (AMT) is responsible for efficiently performing all necessary maintenance for the apartment community, as well as organizing, directing and managing the overall maintenance programs of the apartment community. The AMT must have two (2) plus years' experience in multi-family building/facility maintenance including basic plumbing, electrical, HVAC, painting, cleaning and pool maintenance, as well as HVAC and EPA Certification, high school diploma or equivalent, and proficiency in reading, comprehension, writing and mathematical ability. Essential Functions • Keep equipment operational, systems and buildings ready for use by: o Completing preventive maintenance schedules in accordance with all maintenance manuals; o Maintaining maintenance records; o Maintaining alarm and fire protection devices; o Following policies and procedures and all safety rules and regulations; o Monitoring building and grounds and reporting needed changes, repairs, and maintenance work; o Carrying out routine maintenance for the building and grounds, including all necessary electrical, plumbing, home appliance, roof and HVAC repairs and installation of replacement parts, painting, floor care, pressure washing, fixture caulking, repair or replacement of broken light fixtures and ceiling tiles, etc.; o Ensuring proper removal of trash from building and grounds; o Performing miscellaneous repairs in living units to prepare for the next occupant (eg: electrical, plumbing and hardware repairs and replacements; wall and ceiling repairs; painting); o Assisting with set-up and clean-up for special events; and o Other duties assigned. Physical and Mental Requirements • Ability to lift, push or pull up to 80 lbs., using proper body mechanics and/ or available equipment. • Ability to bend, kneel or climb ladders to perform maintenance tasks. • Ability to work outdoors in harsh weather conditions (winter and summer temperatures). • Ability to distinguish colors. • 24-hour on-call. * If interested contact us at (956) 683-1334 * *Or email us at [email protected]*
