SUMMARY AND OBJECTIVE The Custodial Supervisor is a working supervisory position, responsible for directing the operations of the Custodial Department including hiring, training, and supervising personnel in order to maintain campus buildings and grounds. The Custodial Supervisor must be sensitive to college needs, employee and student goodwill, and overall brand equity of MCAD as an employer and educational institution. Essential Functions Supervision Directly supervises and provides day-to-day management of the custodial staff Directs the Custodial Assistant Supervisor to assist with daily supervision of custodial routines. Supervising the custodial staff includes, but is not limited to: provides work direction, develops/assigns custodial routines, monitors staff productivity, inspects work, schedules, ensures required and appropriate training is met, conducts performance evaluations, disciplines as needed, and recommends employee termination. Hires and trains student workers. Facilitates and maintains a positive work environment that is inclusive and respectful of diverse backgrounds and cultures. Purchasing, Inventory, and Budgeting Submits purchase orders for all supplies and materials. Coordinates and maintains inventory of tools, equipment, hardware, and materials in accordance with established schedules to ensure availability of supplies and equipment required. Maintains equipment and supplies inventory records. Responsible for maintaining equipment and coordinating with outside vendors as needed. Prepares and manages the Custodial budget. Assists with management of the grounds budget. Maintains awareness of expenditures and notifies the Director of Facilities of any budget overages. Develops budget needs through facilities inspections and maintenance operations reviews. Manages contract services including trash/recycling, snow removal contractors, landscape contractors, buildings and grounds contractors, pest management contractors, etc. Custodial & Grounds Work Adapts to changing and dynamic circumstances. Performs custodial duties including, sweep, mop, scrub, strip, wax and polish floors and stairs by hand and with industrial floor machines and attachments. Vacuums rugs and carpet and shampoo periodically using machines. Cleans restrooms, washes windows, collects trash/recycling. Conducts snow removal using grounds equipment or shovels. Directs staff for snow removal Available to work additional hours around key campus event periods. Black out periods for paid time off benefits may apply to these periods. Events include but are not limited to: Campus move-in Move out dates Art Sale Art Auction Commencement Winter closure period Available to work after hours and/or on weekends in emergency situations, including but not limited to: Severe weather conditions Snow removal Flooding/water damage Fire/building damage Blood borne pathogen clean-up Works closely with other college departments on special cleaning requirements for college events and projects to ensure availability of personnel. Serves on various college committees representing the Facilities Department. Develops estimates of costs to support requests for completion of custodial services-in-house and with outside vendors. Formulates plan specifications to be used in preparation of bids for acquiring services, contracts, and items. Coordinates special projects with outside contractors. Performs other duties as assigned by the Director of Facilities and Vice President of Operations and Technology. Represents MCAD's vision, purpose, and values in day-to-day work and interactions with MCAD students, staff, faculty, and campus guests, as well as the greater community. SUPERVISORY RESPONSIBILITIES This position has supervisory responsibility for the Custodial department, including all Custodians, the Assistant Custodial Supervisor and student workers. EXPERIENCE 2 or more years of custodial experience required; 5 or more years experience strongly preferred. 2 or more years of supervisory experience is strongly preferred. Grounds experience a plus. Strong written and verbal skills required. Demonstrated workplace longevity is preferred. Demonstrated problem-solving skills and technical aptitude. Demonstrated ability to facilitate communication and collaborate across departments. Experience with custodial and heavy equipment strongly preferred. Demonstrated mechanical aptitude is strongly preferred. EVALUATION Forklift Certification preferred. Ability to obtain Forklift Certification required. Scissor Lift Certification preferred. Ability to obtain Scissor Lift Certification required. ENVIRONMENT This position operates in a mixture of professional office environments and campus grounds environments. This position requires the ability and willingness to closely partner with team members and colleagues in other departments. This role routinely uses standard office equipment such as computers and phones. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
