3 OPEN POSITIONS: PORTER/GROUNDSKEEPER JOB DESCRIPTION AND REQUIRED KNOWLEDE AND EXPERIENCE: Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. Operate water blaster and other small maintenance equipment. Remove trash from office areas and apartment community perimeter on a daily basis. Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready. Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner. Assist in the cleaning of available apartments and or models. Assist maintenance team with snow removal (If applicable). Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems. Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor. Assist management team with other various tasks required. Uphold all company policies, goals and values. Represent the community in a professional manner at all times-on/off property. Deliver communication documentation to residents. ASSISTANT MAINTENANCE TECHNICIAN JOB DESCRIPTION AND REQUIRED KNOWLEDE AND EXPERIENCE: Cleaning communal areas Vacant apartment make-ready Performing ad hoc painting, electrical, and carpentry duties. Resolve tenants' maintenance-related queries and complaints as they arise. Demonstrate an organized, thorough approach to your duties Remain abreast of technological advances Oiling door knobs, locks, hinges, and gates, as required. Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains. Replacing and/or repairing flooring and cabinets Installing and repairing wires, plugs, and switches. Sweeping, mopping, and vacuuming floors in communal areas. Painting communal areas and exterior walls. Disposing of trash found in communal areas. Tracking inventory to ensure that you have adequate maintenance supplies. Ensuring that fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition at all times. Unlocking apartments in instances where tenants have lost or forgotten their keys. Scheduling repairs that warrant special technical skills. Taking after-hours and weekend on-call duty (alternating with maintenance lead) HVAC, CMRP, or equivalent certification helpful Ability to stand for extended periods. Ability to lift up to 70 pounds without assistance. Dexterity and attention to detail. Excellent interpersonal and organizational skills. Available to work on weekends, if required. Assist management team with other various tasks required. MAINTENANCE LEAD JOB DESCRIPTION AND REQUIRED KNOWLEDE AND EXPERIENCE: Maintains the physical condition and appearance of the community. Identify problems Complete service requests Mak repairs in order to maintain the material and aesthetic condition of the community Work in accordance with operating and safety standards Ensuring requests and repairs are made in a reliable, timely manner to residents’ satisfaction Anticipate and evaluate potential problems then proactively develop plans to counter challenges Give support to subordinates with regards to accomplishing tasks Refer uncommon personnel or technical issues to management Oversee and supervise the duties of assistant maintenance technician, porter, and housekeeper Carry out diverse skilled activities involving the repair and maintenance of equipment and facilities Designate and monitor the work of personnel in order to achieve the completion of diverse tasks Repair appliances Carry out diverse heating, plumbing, and refrigeration related tasks. Assist in the repair, installation, maintenance, and purchase of various heating, plumbing, and air-conditioning fixtures. Perform diagnosis and repairs on electronic ignition systems for furnaces and heaters, as well as for hot water heaters. Guarantee adherence to safety practices and principles, and to the relevant Federal, State, and Local codes. Work with diverse machines and equipment, such as hand and power tools, and drill presses saws in carrying out maintenance and repair tasks. Ensure the maintenance of equipment and tools in a clean, secure, and appropriate working condition. Engage in thorough troubleshooting to replace or repair fans and motors, bells, clocks and lightening circuits, as well as audio visual and communication equipment. Engage in diverse skill activities such as repairs of roof, doors, windows and other building components. Make an estimate of cost of labor and items needed for work orders Acquires competitive prices for supplies and equipment 4 or more years of progressive and practical experience in at least one or more of the skilled trades previously described. Effectively prioritize assigned duties and evaluating the work of personnel. Offer training and leadership to staff for them to be able to successfully carry out diverse duties associated with the building trades. Interpret, illustrate, and apply regulation codes and rules. Taking after-hours and weekend on-call duty (alternating with maintenance lead) HVAC, CMRP, or equivalent certification Ability to stand for extended periods.
