Description

Maintenance/janitorial as required by the Property Manager. Performing reasonable tasks or requests consistent with meeting condominium objectives. Duties include (but are not limited to): Constantly be aware of physical property conditions and immediately correct unsafe conditions. Schedule and perform routine preventative maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools or equipment, ensuring they’re kept in excellent condition. Diagnose & perform minor or routine maintenance/repairs on a daily basis (where applicable) including, but not limited to electrical, plumbing (including sewer/drainage systems & Sloan valves), Chillers/Fan Coil HVAC systems, gates, gas fixtures and appliances, Access Control/security systems, doors/closers, keys/locks/strikes, windows, boilers, pumps, exhaust fans, ventilation equipment and fire suppression/detection systems, trash compactor/chute doors & general carpentry, including wall repair. Schedule, train, monitor and review staff. Ensure staff always follow guidelines. Ensure work orders are completed in a timely manner, keep residents aware of any work completion delays. Maintain accurate records regarding preventive maintenance, service requests received, completed, or work-in-progress. Procure necessary stock, parts, and materials to perform maintenance. Maintain all association records relating to life safety or refrigerant operations according to Federal laws. Keep the MSDS safety data sheets up to date and follow OSHA guidelines. Oversee all vendors / outside contractors who service inside the building, as necessary, to ensure compliance to building codes or association requirements. Develop scope of work, or RRP to present board / management for recommendations on repairs outside of preventative maintenance or engineer ability. Help to resolve unit or building related issues, answer questions per the governing documents. Respond to emergency on-call, as needed. Ensure property is free of debris and safeguard from winter hazards and remove snow or ice (sweep, shovel and apply ice melt as circumstances warrant) on sidewalks and roof deck. Perform work area clean-up and safety related duties. Must have strong working knowledge of building maintenance, prefer certified or licensed credentials (Stationary Engineer's License or Residential Engineer Certificate).
