Studio to share in Forestville

Description
Studio to share I am renting a 700 ft² with a 10' ceiling in rural Forestville not far from highway 116 and the Russian River Vineyards. I have been renting it for over two years. I can no longer afford the $700 monthly rent, so I am looking for a musician, vocalist, duo, trio, quartet, or quintet (max,) to split it with me. I don't want to give up this space yet. We can work out the exact split later, as there are some variables that affect an equitable split: • Number of players expected • Frequency of rehearsals and sessions • Use of my gear, (if applicable) • PA • Drums*¹ • Piano*² • Organ*³ • Congas*⁴ • Timbales*⁵ • Djembe*⁶ The positives: • Finished walls • Carpets • Lighting, posters • Sofa • Chairs • Dry erase marker board • Fans • Stays cool in summer • Frig, microwave • Lockable storage may be available • Liability insurance for gear included The negatives: • No central heat • No bathroom*⁷ • No indoor plumbing*⁸ • Neighbors can hear music, especially in summer when windows are open more often • Electric, amplified music is OK, but excessive volume cranked up to 11 is not acceptable • No smoking of anything in studio or on property, I'm 420 friendly, but that's a landlord rule • Must be off the property by 10 pm, and cannot return until 8 am • I have a lot of stuff unrelated to music and am in the process of getting rid of some and creating space for your gear. Despite the negatives, this barn is working out just fine. I have one band that plays here once or twice a month. I also come up here to use this place for a writing and reading retreat and come up here 1-3 times a week for some solitude. I do not own this building. I rent it, therefore there is a lease to sign with the landlord. Before that point is reached, I have to find a compatible co-renter that I can feel comfortable sharing with. The next step after that would be to get approved by the landlord. Just like renting a home, there are requirements: a minimum of five (5) years excellent local job and rental (if applicable) references, excellent employment references or proof of income. If a band is to share this studio, one qualified representative is required to sign the lease, but all band members must provide current, detailed contact info, and sign a liability waiver from the landlord. Additional major, non-negotiable disqualifiers: no trump** supporters, QAnon Qupcakes, GQP republicans, conspiracy theorists, flat/young Earth proponents. If we're going to share this barn, it has to be with people I can get along with. Thanks for reading. Serious inquiries only. Questions? Ask away.
