• Deposit checks for all 477 related companies
o Make sure to ask if any check is priority over others.
• Send out any mail given to me. (USPS, FedEx, UPS, DHL airport location)
• Coordinate walkthroughs inspections with tenants.
o Load and prepare every walkthrough information on Trello separately.
o Email all tenants to schedule walkthrough
o Call all tenants who do not reply to email about setting up walkthrough appointment.
o Schedule walkthroughs and attend WT on time.
o Inspect unit thoroughly, fill out report, take pictures of unit, and leave keys in lockbox.
o Report the completed walkthrough on WhatsApp
o Upload the walkthrough pictures on Trello and notify maintenance.
o Collect all walkthrough forms and store them in proper location.
• Resolve and complete any issue or requests for new licenses START to FINISH.
o Certificate of Use (apply, schedule inspections with city inspectors, meet with code enforcement and the fire department, meet with DERM to finalize CU, submit and pay)
o Business Tax Receipts
o Landlord Permits
o Quit Claim Deeds
o Other licenses
• 3-day notices
o Prepare 3-day notices and verify each notice has the correct information.
o Post 3-day notice in each tenant door and take a picture of it.
o Upload 3-day notice to Trello for collections.
o Upload 3-day notice to client’s folder.
• Deliver packages, paperwork, or applications to its destination on time.
• Keep track and make copies of all receipts I collect during the month and report it to accounting.
• Post 7-day notices, emergency 3-day notices, tenant notices at any given time during the month.
• Open units in Brickell for realtors to have access.
• Take care of many miscellaneous things outside of the office
