Description
Must have general knowledge to diagnose and perform minor and routine maintenance/repair involving the following:
light electrical/plumbing - garbage disposals, A/C and heating systems, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters/fasteners, interior/exterior lighting, painting, gas fixtures and appliances (where applicable), ceiling leaks, walls.
*Experience with hand tools and various equipment
*Some carpentry skills: ability to measure and decipher written and oral communications/instructions, counter tops, cabinets, drywall, painting, install windows/doors
*Ensures that all make-ready repairs and services orders are completed correctly and on schedule
*Change locks and make ready keys
*Remove/transfer appliances and equipment from storage as circumstances warrant. Assist in moving abandoned furniture, appliances, etc to dumpster when necessary always with use of dolly/back support belt...
*Inventory Control system: Maintain, track and report Inventory
*Identifies locations of utility shut-offs, meters, water and sewer clean-outs/traps, zone valves, etc...
*Performs work area clean-up and safety related duties as required
*Distributes resident communications to residents, and posts notices, upcoming events pest control, newsletters, etc...
*Ensures storage areas and Maintenance office are kept locked when not in use.
*Performs interior/exterior painting, landscaping, snow-removal (walkways and stairs/common areas, emergency exits
*Ensures grounds are kept neat and free of litter. Rakes, sweeps, shovels and circumstances warrants
*Inspect and maintain seasonal equipment (winterize) snow-blowers, week whackers, leaf blowers, lawnmowers as needed, repair knowledge a plus
*Organizational and prioritizing skills a must
*Available for on-call (overnight)
