Lighthouse Property Management is seeking an experienced and professional Lead Maintenance Technician for an 88 unit apartment community in Lakeland, FL. This property has a Property Manager and (1) Lead Maintenance Tech. We are looking for a candidate who can be responsible for and perform the following duties: • Responsible for the general cleaning and detailing of the exterior of the property and the common areas. • Handling all service requests including after hours (this is a rarity and we will work with LMT with a feasible schedule). Walking the property and detailing the grounds, including picking up trash, painting walls, floors and curbs, sweeping, mopping, assist in moving appliances and furniture, cleaning maintenance supplies and changing light bulbs. • Repair and maintain the HVAC equipment, roofs, lighting, fountains, pumps, motors, fans, plumbing, some appliances, boilers, heaters, electrical devises, door locks, drywall, painting, some carpentry, electrical components and any other tasks related to preparing units for occupancy. • Perform and ensure that all assigned maintenance requests are handled on an immediate basis, if possible, and that residents are notified if parts must be ordered, causing delay. • Responsible for their own tools and reliable transportation. • Continually inspect the property and report deficiencies to supervisor. • Follow preventative maintenance programs for the property and specific equipment guidelines. • Possesses strong customer service skills and exemplary work ethic. • Responsible for complying with safety regulations to avoid injury to self and others. • Report accidents and emergency situations immediately. • Cleaning and various duties as assigned or requested. Experience in property maintenance is required. We offer training and continuing education.
