General: This position reports directly to the Park Manager. Check in with Park Manager every morning and throughout the day for task assignments. This position is to take care of the general maintenance needs of the Park. The Park consists of 184 mobile home spaces, a work shop, a washroom, an office, a lift station, a house, several parking areas, and a variety of open spaces as highlighted in the attached map “Owned Unit Map 11/2020. The overall property is 17 acres. Scope of Work: Repair / Maintain owned units as needed Once a month inspect all park lighting after sundown Repair / replace all park lighting as needed Learn property maps, including shut off valves for water and sewer system and utility meters. Read and understand Park Rules and Regulations Ensure bathrooms are in working order Keep Park clean – pick up small trash, arrange for bigger efforts as needed Keep dog waste bag stands filled Maintain Fences – they get torn down regularly, repair and log it. Maintain parking lots – curb stops, painted lines, etc Ensure that all signage is current and visible Notify park manager of any concerns – abandoned cars, mystery residents, etc. Change out broken water meters Monthly: read water meters as part of billing process Keep storm water drains clear of blockages 2x per year – In October and January - Clean storm drains In November - Clean rain gutters on all park owned buildings including the laundry rooms, workshop, office, and houses Painting projects as required Ensure that lot numbers are painted on curb and are visible Ensure that red curbs are clearly painted and visible on fire lanes Landscaping projects as required Inspections: Inspect 2 owned units per month – generate simple report Inspect Park Owned RV’s every 3 months - Jan, Apr, Jul, and October – Complete checklist Sewer Lift Station: Maintain / monitor sewage lift station Check system every morning Respond to alarm as needed Keep area clean and locked Other: Do not enter tenant owned units as a representative of Park unless there is an emergency, or as part of a pre-planned effort coordinated with the tenant. Emergency situations may supersede all other projects Periodic heavy lifting of equipment and materials is required. Occasionally may be asked to perform errands involving driving a vehicle. e.g. runs to the dump, pick up necessary materials for repair projects. Identify / recommend projects for the benefit of the Park that are outside the scope of this contract. Direct Park walk thru’s during owner visits All Purchases of Materials must be pre-approved by Park Manager Manage, clean and organize the interior of the workshop and maintenance rooms Perform other duties as assigned. Safety: It is critical to maintain park to ensure safety and quality of life for tenants, employees, and visitors. Always use appropriate personal protective equipment and wear appropriate clothing when working. Professional Appearance and Behavior: Must be clean and well groomed Must work in a safe and workmanlike manner Must be friendly and helpful to residents Must promote the T&CMV mission, vision and culture in words, actions and quality of work performed
