OVERVIEW:. $1,000 Sign on bonus: The Make Ready Tech is to perform general maintenance to effectively maintain a desirable property appearance. Responsibilities include, but are not limited to; plumbing, electrical repairs, carpentry, appliance repairs, glass replacement, screen repair and replacement, carpet cleaning, and painting. Maintenance Techs must cooperate with all departments in completing all tasks assigned. ESSENTIAL JOB FUNCTIONS: • Makes and/or assists with general appliance repairs, carpet repairs and electrical repairs. • Performs and/or assists with carpentry work, painting and plumbing duties as required. • Installs appliances and electrical fixtures as required. • May provide painting assistance as required • Handles designated service requests within 24 hours. • Moves appliances, with assistance, using appliance dolly. • Installs, repairs and rekeys deadbolt locks. • Assists maintenance in maintaining a clean and orderly shop. • Participates in an ongoing community improvement plan and preventive maintenance program • Reports any maintenance problems. • Assists with resident functions as required. • Must be prompt, on time to work and have good, regular attendance. • Adheres to and complies with company safety policies and rules and wears personal protective equipment (PPE) as directed • Adheres to OSHA safety standards that are applicable for the safe performance of job • Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc. • Must have mode of communication in which to be contacted at home and to respond in cases of emergency. • Works on-call • overtime, weekend, holiday, and evening work as required. • Acts as a team member with all associates of the management staff. • Complies with all policies as outlined in the Operations Manual. • Must be available for on-call services for emergencies SPECIFIC KNOWLEDGE, SKILLS, LICENSES, CERTIFICATIONS, ETC: • Requires a high school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience; • Proficient handling and knowledge in utilizing general maintenance supplies, equipment and tools, not limited to hand tools, power tools, ladders etc. • Some knowledge of plumbing, electrical and general maintenance practices, methods and equipment used • The ability to understand verbal and written instructions in English • The ability to work independently or in a group • The ability to interact with Team members at all levels of responsibility, as well as residents with respect and understanding • Must be highly motivated and able to work independently. • Requires a valid driver’s license and valid car insurance, as required by the state in which employed. • Uphold all company policies, goals and values. • Must be able to watch training videos and pass quiz. • Represent the community in a professional manner at all times, whether on or off the property. PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an team member to successfully perform the essential functions of this job. Able to physically perform the following duties for prolonged periods of time: • Continuous need (70%‐100% of the time) to be on one’s feet. • Constant need (70%‐100% of the time) to perform the following physical activities: • Bend/Stoop/Squat/Kneel: Perform routine maintenance/repairs, pick up tools and needed equipment. • Climb Stairs: Service requests, make‐ready needs. • Push or Pull • Reach Above Shoulder: Move equipment, appliances, open and close doors. • Climb Ladders • Grasp/Grip/Turning Finger dexterity: Handling tools and equipment and perform routine maintenance/repairs. • Constant need to perform the following physical activities. • Writing: Inventory maintenance, requisition requests, required maintenance reports. • Lifting/carrying (supplies, replacement parts, ladders, etc.): NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of the heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc. • Unassisted lifting up to 80 pounds • Must be able to bend, walk, kneel, stretching for long periods of time. • Able to work on step ladders or extension ladders up to 30 feet • Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs • Able to perform all duties in a safe manner at all times.
