The primary purpose of this position is to work as a team in all aspects of maintenance and grounds functions at the property. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Property Manager. All team members should display a proactive, positive attitude and perform all job functions as described below. ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES Working closely with the Property Manager (PM) and Maintenance Supervisor employee shall: Complete daily work orders and projects. Complete vacant apartment turnover work and coordinate same with the office staff and maintenance supervisor Communicate with PM, maintenance superivsor, groundskeeping and Housekeeping on projects, property situations and property problems. Promote a positive relationship among other team members, visitors, vendors, and residents. Address preventative maintenance needs. Promptly report any injuries, safety or health concerns and maintenance isues with the PM and Maintenance Supervisor. Rotate carrying phone and be available during rotation for on-call emergency work orders. Practice safe work habits in order to prevent on-the-job injuries while adequately performing duties. Preparing written reports and other documents as directed by PM. Maintain an organized, safe and injury-free maintenance shop and equipment. Attend monthly safety meetings with entire staff. Use discretion and maintain confidentiality of co-workers, management, owners, past and current residents, and vendors. Work regular shifts and additional hours, when necessary, as directed by the PM. Follow safe workplace rules and practices in order to prevent on-the-job injuries. Attend training classes as assigned. Adhere to established regulations related to the Fair Housing Act. Maintains consistent and timely attendance, sets an example for their co-workers in punctuality. Performs other job-related duties as assigned. KNOWLEDGE, SKILL AND ABILITIES EPA Universal/ HVAC certifications required Ability to resolve resident concerns while maintaining a friendly and professional demeanor Ability to write and communicate professionally Ability to apply sound decision-making Ability to demonstrate teamwork by assisting co-workers Ability to communicate professionally and adapt interpersonal skills to a variety of audiences Must have a valid Driver’s License PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully preform the essential job functions of this job. While performing the duties of this job, the employee is continually required to: Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties. Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property. Occasionally lift and/or move up to 60 lbs. POSITION SPECIFICS & BENEFITS Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m. Vacation accrual - 2 weeks per year Sick accrual - 1 week per year after probation Holiday Pay for company scheduled holidays after probation Health/Dental/Vision/Life Insurance available after probation Company-match 401-K after 1 year Good background required Pre-employment and random drug testing 90-day probationary period for all benefits
