Maxus Properties is seeking to hire a full-time Maintenance Supervisor for Grand at Pearl Apartments in Pearl, MS. Under the direction of the Community Manager and the Regional Maintenance Supervisor, Maxus Maintenance Supervisors are responsible for the overall maintenance of our communities, including overseeing all financial aspects of maintenance projects. DESCRIPTION: Responsibilities of the Maintenance Supervisor include: Supervise and participate in all maintenance projects in all appropriate categories: electrical, lighting, carpentry, plumbing, HVAC. Coordinate, schedule, and respond to resident/management requests and service requests for occupied apartments. Monitor incoming service requests and establish scheduling priorities through the cycle to completion. Prepare units for move-in by inspecting, scheduling contract work, and performing upgrades/repairs. Recruit, hire and train members of the maintenance team and handle the scheduling of regular and on-call shifts. Monitor members’ training courses for compliance. Control maintenance materials by assessing and purchasing supplies/scheduling services within budget constraints. Assist the Property Manager in scheduling and performing apartment and safety inspections. Maintain accurate records regarding preventative maintenance, work orders, apartment refurbishing, roof leaks, refrigerant logs, snow logs, MSDS sheets, and equipment. Identify and correct hazardous community conditions QUALIFICATIONS: High school diploma or equivalent is required; current driver's license is required; 2 years of facility or property maintenance experience, preferably in a supervisory role, is required; HVAC certification is required, familiarity with Fair Housing and commitment to abiding by all Fair Housing regulations is required.
