The role of the Plumber is to provide a variety of service functions to the Maintenance Department, which includes the responsibility of the functions associated with: -Provide overall leadership, management, and assume responsibility for the successful execution of plumbing projects and associated budgets for the Maintenance Department. -Supervisory Responsibilities: Oversee assisting maintenance technicians in the field working directly with or on plumbing issues. Job Duties and Responsibilities: -Must have valid driver’s license and have reliable transportation to and from work -Display competence in the installation, repair, and maintenance of plumbing fixtures and systems. -Assemble, install, maintain, and pressure test all pipes, fittings, and fixtures of heating, water, drainage, sprinkler, and gas systems according to specifications and plumbing codes -Repair equipment that incorporates gas or water consumption -Install and repair pipes, fittings, valves, fixtures, and plumbing system equipment, including sinks, commodes, water heaters, etc. -Complete work orders and follow-on administrative work for clarity of issue across departments. -Determine sources of plumbing malfunctions and complete repairs as indicated or according to work orders -Maintain and provide for the safe condition and operation of all plumbing systems in managed properties. -Illustrate strong knowledge of carpentry skills across different specialties, to include installation of; drywall, shelves, drawers, handrails, benches, and doorframes. -Organize and manage inventory sheets and work orders. -Give technical support to Area technicians with major or complex issues, to include those involving plumbing, painting, electrical, or carpentry. -Actively identifies, communicates, and implements quality improvements on the jobsite or forwards them to the correct party. -Provide responsive service to customers that support Kromer customer service and Kromer maintenance. -Assist with and respond to on-call or emergency calls, as needed. Education/Experience: Journeyman Level of Experience 5 year’s experience in field Language Skills: Ability to read and interpret blueprints, soils reports, environmental reports, municipal documents, operating and procedural manuals, and safety documents. Ability to write routine correspondence and reports in a professional and grammatically correct manner. Ability to interact/communicate effectively in a professional and pleasant manner with Vendors, Affiliates, Stakeholders, Corporate Shareholders and Company Employees. Mathematical Skills Knowledge of basic accounting principles to effectively reconcile account balances, calculate figures and amounts, and apply basic math concepts. Technical Knowledge Ability to operate computer software programs, such as Excel, Word and Outlook proficiently. Ability to operate equipment such as, a calculator fax, copier/scanner, telephone, personal computer and tablet. Reasoning Abilities Ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Must be able to think rationally beyond a specific set of instructions. Must be able to work at a fast pace, perform duties while under pressure and meet deadlines in a timely manner. Specific vision abilities required by the position include close vision, distance vision, color vision, peripheral vision, and ability to adjust focus. The employee regularly performs work duties alone. The noise level in the work environment is usually moderate.
