Courtyard Properties and The Mark Spencer Hotel located in downtown Portland, OR are currently seeking a Utility Porter/Landscaper. We're looking for applicants who strive to exceed guest expectations, like working with a team and independently, are capable of working a flexible schedule, and exude positivism. A dependable self-starter who can get things done with very little oversight. WHO WE ARE Courtyard Properties is a Property Management Company that manages both residential and commercial properties in the Portland area. We pride ourselves on having and maintaining the aesthetics of our properties. The Mark Spencer Hotel is a historic, boutique-style hotel, with large art and international clientele, featuring 101 updated guestrooms as well as 4000+ SF renovated meeting and event space. GENERAL DESCRIPTION/PURPOSE OF JOB The primary responsibility of the Utility Porter/Landscaper is to maintain the exterior appearance of the Mark Spencer Hotel and adjoining buildings owned by the Company as well as our Marshall Street Professional Building located in NW Portland. ESSENTIAL FUNCTIONS Downtown: Clean and maintain the appearance of the public areas of the hotel, rooftop, parking garage, the entire block and street plaza, the storefront across the street as well and the adjoining parking lot. Sweep sidewalks, curbs, rooftop, garage and driveways on a daily basis. Remove collected debris and leaf material from sidewalks, parking lots, entryways, and street gutters to maintain a high level of 'curb appeal'. Remove trash and other debris from the property and replaces full trash bags with clean bags. Maintain container plantings and plant materials Tend in-ground and above-ground plant containers including seasonal plantings: weed, fertilize, water, deadhead spent blooms and trim overgrown plantings. Apply bark dust and/or mulch to bedded areas as directed. Monitor schedule and function of irrigation system. Hand water areas not covered by the irrigation system. Remove and eradicate moss as directed, using Company-approved eradication products. Maintain outdoor furniture and plant containers in good repair and appearance. Maintain and repair garden tools, equipment and machinery, including but not limited to hand tools, garden implements, leaf blowers and power washers. Ensure tool and equipment storage areas are free of hazards and ‘inspection ready’ at all times. Clean snow or debris from building entrance and sidewalks. Notify management and/or maintenance of the need for repairs. Marshall Street Professional Building: Sweep or blow courtyard, sidewalks, curbs, and driveways daily. Remove collected debris and leaf material from the courtyard, sidewalks, parking lots, entryways, and street gutters. Sweep and maintain rooftops and window ledges as needed. Remove trash and other debris from the property and replaces full trash bags with clean bags. Maintain container plantings and plant materials, hand watering potted plants, Tend in-ground and plant containers including seasonal plantings: weed, fertilize, water, deadhead spent blooms, and trim overgrown plantings. Apply bark dust and/or mulch to bedded areas as directed. Monitor schedule and function of irrigation system. Hand water areas not covered by the irrigation system. Remove and eradicate moss as directed, using Company-approved eradication products. Maintain outdoor furniture and plant containers in good repair and appearance. Maintain and repair garden tools, equipment, and machinery, including but not limited to hand tools, garden implements, leaf blowers, and power washers. OTHER DUTIES/RESPONSIBILITIES Perform heavy cleaning duties, such as deep cleaning of assigned areas, cleaning floors, shampooing rugs, washing walls and glass, and removing rubbish. May assist other departments in the Company with special projects. Performs other job duties as assigned. EDUCATION AND EXPERIENCE Six months of landscaping/groundskeeping experience preferred. Experience using landscaping chemicals, plants, and lawn maintenance as well as other light maintenance experience. Basic knowledge of plant pruning, plant identification, plant installation, mulching and fertilization. Knowledge of disease and insect identification or willingness to learn. Experience using landscape tools efficiently and safely: Leaf blower, shrub trimming tools, pressure washer, etc. Experience in property maintenance and/or hotel janitorial roles helpful. Basic computer skills (email and internet). KNOWLEDGE, SKILLS OR ABILITIES Excellent attention to detail. Takes great pride in the quality of work. Uses proper safety precautions. Ability to provide the highest level of customer service Ability to adapt to changes in the work environment. Ability to multi-task and perform under pressure. Ability to keep accurate records. Ability to respond promptly to customer needs. While performing the duties of this job, the employee regularly works in outside weather conditions. Outdoor conditions may require exposure to road noise, dust, pollen, fumes, vehicle emissions and temperature changes. The noise level in the work environment is usually moderate to loud.
