Mowing service for 3.84 acres

Looking for monthly mowing service for two adjacent lots (5017 and 5021 Yellow Tanager Ct, College Station, TX 77845). One of the lots has a pond, so the total mowing acreage is closer to 3.5. I am looking for the first service to be done asap. I am located out of town (Colorado) but happy to speak over the phone or video. Please let me know your quote and if you can do it asap. The area has no buildings. Per requirement needs to include: mowing/weed eating around the electrical, rocks, drainage, etc. for the lot.
