The full-time position is available at The West Elmwood Development scattered sites (6) for an individual skilled in electrical, plumbing, carpentry, HVAC, boilers, and general maintenance work. This individual must work well independently and have the ability to adapt to changing priorities. Outstanding opportunity for an individual who has demonstrated the ability to promote and maintain good resident relations, supervise maintenance staff, and effectively prioritize and organize both maintenance and administrative work. Individuals must have the ability to communicate effectively with a wide range of First Realty Management employees, site staff, residents, vendors, contractors, suppliers, and others responsible for servicing the company and property. Must be proficient with computers and be able to learn and effectively utilize various software programs such as Microsoft Outlook, ADP, Real page, and ePMX. An individual should be service-minded and take pride in their work. Regularly scheduled hours: 40 hours per week, Monday-Friday (8 am – 4:30 pm) Job Functions: Prepares vacant units by repairing, refurbishing, and cleaning (as needed) in accordance with site checklists and turnover schedules, and company standards. Makes daily work assignments for staff and calls in site staff as necessary for emergencies. Works on budgets and manager’s plan items with the manager. Responsible for inventory control and purchasing in conjunction with the manager. Meets and communicates with site managers on a daily basis to update each other on on-site issues. Assumes on-call responsibilities for lost keys and emergencies such as plumbing problems, electrical, etc., shared with others where applicable. Works with manager to coordinate contracts and overseeing of contractor activities Responds to daily emergency and routine service work orders in a professional and timely manner. Maintains the appearance of the site by collecting and discarding refuse from common areas and throughout the site on a daily basis. Performs snow removal by shoveling, salt/sanding, and operating and maintaining appropriate equipment. Performs preventative maintenance schedule per site requirements. Participates in annual apartment inspections as assigned. Other Job Functions Responds to changes in organization and property by assuming additional responsibilities as needed, such as going to other sites, in accordance with the union contract Section 9.6 and posting provisions. Work overtime as required for snow removal. Maintains a clean and well-groomed appearance, and wears company-issued uniforms. Is courteous to residents at all times. Requirements Skills & Abilities: Ability to respond effectively to site emergencies. Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties. Ability to prioritize responsibilities. Ability to get to the site in a timely manner to respond to emergencies. Ability to utilize basic computer skills enabling the use of First Realty computer programs. Ability to read product instructions and safety materials. Ability to fill out and complete work orders accurately Ability to communicate effectively with site staff and residents Ability to follow directions. Ability to operate snow equipment, such as trucks, skid loaders, and snow blowers safely and effectively. Ability to safely operate power tools, such as saws and drills. Must pass pre-employment physical prior to the start of work.
