MADISON, NJ — Madison Mall Apartments, LLC, the property's owners, applied to add 40 residential units to the 64 existing units at 286-294 Main St, for a total of 104 units, at last week's planning board meeting. According to documents from the Planning Board, at least ten of these units will be affordable housing units. The associated parking garage will have seven electric vehicle parking spaces and one handicapped EV parking space. Adolf Montana, the project civil engineer, demonstrated the property's planned parking areas and greenery, which is located near the town's Honda dealership. The new structure will include a business center as well as a lounge with an attached coffee bar. The development includes 40 new residential units, including 6 one-bedroom units, 32 two-bedroom units and 2 three-bedroom units. According to Architect Bill Feinberg of Feinberg & Associates, all of the development's public areas are ADA accessible, and all units are ADA adaptable. According to a traffic impact study, the proposed apartment building will generate four entering trips and ten exiting trips during the weekday morning peak hour, and eleven entering trips and seven exiting trips during the evening peak hour, all of which will be "new" to the adjacent roadway network. "Based upon our Traffic Impact Study as detailed in the body of this report, it is the professional opinion of Dynamic Traffic LLC that the adjacent street system of the Borough of Madison and the New Jersey Department of Transportation will not experience any significant degradation in operating conditions with the construction of The Project. The site driveways are located to provide safe and efficient access to the adjacent roadway system. The site plan as proposed provides for good circulation throughout the site and provides adequate parking to accommodate The Project's needs," officials said. The Madison Mall project was approved with unanimous support from the planning board and will be memorialized at the board meeting next week.
