Property Management Company accepting resumes/applications for the position of "Maintenance Supervisor" for Gastonia apartment communities. Qualified individuals should have at least 3 years of experience in a handy man maintenance role. Tasks are, but not limited to: - Keep the community grounds and buildings clean and properly maintained - Ensure that the property is free of trash and debris - Respond to resident work orders - Provide excellent customer service to all residents - Ensure all make-ready repairs are completed correctly and in a timely manner - After-hour emergencies, (rotating on-call responsibility for after-hours emergencies) - A leader and a team player! Qualified candidates must have a valid driver's license and a clean background Responsibilities • Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical. Installation of new appliances as needed. • Ensure resident requested service orders are completed on a timely basis. • Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times. • Oversee and manage the maintenance budget. • Comply with all OSHA regulations and health, safety and environmental laws. • Manage and train the Service Technician/Groundskeeper staff effectively. • Additional duties as assigned. Qualifications • A minimum of 3 years Maintenance experience is required. • High school diploma or equivalent is required. • Strong knowledge in troubleshooting and repairing HVAC systems. EPA and HVAC certification is required. • Excellent verbal and written communication skills. • Ability to multitask, stay organized and meet deadlines. • Able to be on-call for responding to after-hours emergencies. • Must be able to lift up to 75 lbs. • A valid driver's license is required. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the company.
