Avaire Apartments is looking for an Experienced Maintenance Supervisor for a 96 unit Affordable Apartment Community. Calling out all Maintenance Tech's!!! Are you ready to step up!! This job is for you!! Experience with unit turnovers, general maintenance, troubleshooting, and repairs. Main responsibility will be to perform various maintenance duties around the property as well as complete work orders in residents homes within required time frame. Manage a team of 2 or more and give direction to maintenance techs to perform duties. We are looking for a team player with a very positive attitude that can get the job done. Job Description Maintenance Supervisor Appraises damage and determines the ability of the in-house crew to remedy the problem and/or the need to hire an outside contractor. Studies production schedules and estimates worker hour requirements for completion of job assignment. * Interprets company policies to workers and enforces safety regulations. Establishes or adjusts work procedures to meet production schedules. * Suggests changes in working conditions and use of equipment to increase the efficiency of the work crew. Analyzes and resolves work problems, or assists workers in solving work problems. * Initiates or suggests plans to motivate workers to achieve work goals. * Maintains time and production records. Confers with other supervisors to coordinate activities of individual departments. * Performs activities of workers supervised. Participates in the budget process. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Other Qualifications: Ability to supervise a staff of three or more employees. Knowledge of cost/benefit analysis helpful. Ability to function effectively in a customer service environment. Working knowledge of Fair Housing laws. Must be proficient in the following areas: * Plumbing: Leaky faucets, plunging toilets, running toilets, repair tank contents, pulling and replacing toilets, caulking, garbage disposal. * * Painting: Application and touch-up skills, preparation, sanding, and color match. Appliance repairs: Replace burners, rings, knobs, refrigerator shelves, lights, etc. Electrical: Switches, plugs, ballasts and bulbs, circuit breaker testing, exhaust fans. Locks: Replacements, adjustments, bolt installations, window locks, make keys, latches. Major appliance installation and lifting. Detailing turnover units. Carpentry: Re-hanging closet rods, replacing mirrors, fixing and installing drawer tracks, removal of diffuser panel, hanging doors. Elementary drywall repairs, patching and stripping wallpaper. Ability to satisfactorily complete, unassisted, all turnover punch list items.
