Gilbert G. Campbell is currently seeking a thoughtful Maintenance Manager with a practical mind and great attention to detail. The primary goals of the Campbell Maintenance Team are: · To responsibly, and in accordance with industry safety and Fair Housing guidelines, conduct and/or coordinate maintenance/repair on all physical aspects of apartment community. · To provide excellent service to our residents through timely and thorough action on maintenance concerns. · To hold themselves and the appearance of our property to the highest standard. Our successful Maintenance Manager candidate will have maintenance experience in a community living environment (hospitality, multifamily housing, healthcare, etc.) and the following skills: + a customer service and team driven attitude. + the ability to prioritize multiple tasks and projects and pivot as needed. + a detail oriented, self starter. + managing and executing annual unit inspections, preventative maintenance programs, seasonal pool operations, and routing maintenance. + ability to clearly communicate with Property management team and vendors to establish performance goals aimed at the objectives outlined by management and related plans. + knowledge of safe maintenance practices and safety standards. + the ability to successfully delegate and manage 3rd party vendors, maintenance technicians and custodians as needed to ensure timely completion of items at hand. + an orientation towards personal and professional growth + interest in attending and actively participate in team, site and company meetings, workshops and video calls on a regular basis. Knowledge and ability: · Thorough knowledge of proper safety techniques and procedures while using chemicals, power tools, hand tools and equipment; knowledge of proper lifting techniques. · Understanding of methods, techniques, materials, tools and equipment used in maintenance and repair work. · Knowledge of Company policies, procedures, and practices with the ability to answer work related questions; and/or interpret and apply these guidelines correctly in various situations. · Knowledge of occupational hazards and standard safety practices and Safety Data Sheets. · Knowledge of Company emergency procedures. · Knowledge of building and safety codes (preferred). · Ability to use required tools and equipment skillfully and safely. · Ability to navigate various terrain · Ability to learn and apply proper maintenance procedures and use of equipment and supplies. · Ability to understand and follow written and oral directions. · Ability to perform work both independently and as part of a larger team. Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential tasks of this job. · Regularly required to stand, walk, talk and hear. · Regularly required to navigate and carry tools and equipment up and down 3 flights of stairs. · Must be able to use hands and fingers to handle and feel objects, safely and reliably operate tools and controls. · Frequently must squat, stoop, or kneel, reach above the head and reach forward. Long periods of time are spent standing · Daily uses hand strength to grasp tools, supplies and equipment. · Occasionally climbs step ladders. · Frequently lifts and/or moves up to 25 pounds and occasionally lifts and/or moves up to 100 pounds. Work Environment: The work environment described here is representative of those an employee encounters while performing the essential functions of this job. · Regularly works indoors and outdoors. Frequently exposed to wet and/or humid conditions; fumes or airborne particles; outside weather conditions; extreme cold; extreme heat. · Occasionally work with toxic or caustic chemicals such as petroleum products, degreasers, and sprays. · May be exposed to risk of electrical shock, mechanical hazards, explosive hazards, burn hazards, chemical hazards. · Meet deadlines with severe time constraints. · Moderate noise level. Communication Skills: · Ability to establish and maintain effective and cooperative working relationships with employees. · Ability to interact and communicate effectively in a tactful and courteous manner with a variety of people, including residents, employees, vendors and the general public. · Ability to verbalize understanding of a problem or situation, ask relevant questions for clarification, and explain it to others. Technology and Software: · Use computers, smartphone and/or a tablet for data entry, use or repair hand-held power equipment, tools and/or light machinery. Education, Certification and Licensure: · High School Diploma or Equivalent and 5-10 years related experience and/or training · Valid driver’s license and reliable transportation required · Certified Pool Operator (CPO) certification preferred · Vaccination against COVID 19
