We have some immediate rehab jobs available for one 2BR single family rental house. Since we live in a different city 40 minutes away, we can not show everyone in person the house about the jobs; so we would like to describe in as much details as possible so you can provide us a rough quote for each job or multiple jobs. Please break down your quote and also give us a total. We will follow up with the most reasonable fair bids. It’s one story house 625sf. We may send you it’s Realtor.com link if you are serious for the jobs. Painting job: for walls of Four major rooms (living room, kitchen, 2 bedrooms which are basically equal in size 11’x11’), and middle hallway 6’x4’, plus standard bathroom 6’x12’. Most ceiling panels don’t need painting, just need cleaning or nailed up for sagged panels. Kitchen cabinets need painting (see pictures to estimate area size). Flooring job: removal of old carpets from living room and Bedroom1 (11’x11’ each) and hallway (6’x4’), removing thin vinyl sheet floor from kitchen (11’x11’) then put down vinyl plank floors in all those areas, total area size for new flooring is around 390 sf. Ceiling fan fixtures and electrical: install two new fan fixtures on existing mounts and replace two old ones. Install an over-stove light and circular vent. Install / wire a ceiling light over the kitchen sink. See ceiling and kitchen pictures for planning. Doors: remove 4 old broken doors and install 4 new ones. Repair one door. Repair one door frame. Wood work: install a level platform for the washer on laundry room floor. We own multiple rental properties and flipping houses. We would like to keep skilled, fairly priced and reliable handymen on our goto list.
