Reports to: Management Location: Condominium Community Hours: 20 hours per week, Monday - Friday. hours negotiable and somewhat flexible Great position for someone semi-retired or looking for extra work. Example of Duties: · Assist in maintaining and repairing common elements, including building hallways, grounds, parking lots, signs, fencing, interior and exterior lighting, pool, etc. · Complete management work orders · Serve as a liaison for external vendors and management, and inform management when vendors are on property. · Patrol buildings, grounds and parking areas, cleaning spills, picking up all trash, sweeping sidewalks, and pick up any debris on landscaped areas, empty cigarette urns · Replace all interior and exterior light bulbs as necessary, check external sensors · Repair door hardware - closers, door latches, crash bars · Assess any plumbing and electrical repairs incidents, and report to management · Touch up painting in common areas and entryways · Respond to in-unit maintenance checks as directed by management · Distribute newsletters and post notices as necessary and directed by management · Check parking lot for unregistered or inoperable vehicles, report to management · Monitor supplies: lightbulbs, paper goods, cleaning products, trash bags; pool supplies · Light landscaping: weeding select areas, watering, etc. · Program building security codes · Follow established safety policies and procedures · Perform other services/tasks requested by the Board of Trustees through management · Carry cell phone during working hours Qualifications: Able to perform basic maintenance and light repairs for the property. (complex repairs are outsourced) Able to maintain positive, cordial, businesslike relationships with residents at all times. Able to work cooperatively with vendors and contractors. Able to work without supervision. Able to work in a safe manner. Working conditions for this position may include standing, walking, sitting, bending, lifting, pushing/pulling; using hands to handle, or feel objects, tools, or controls; climbing, squatting, twisting, stooping, reaching and being outside in cold or hot weather. The employee must occasionally lift and/or move up to 50 pounds.
