Before making an offer on a house in this development, Ask two questions. First, are there any hidden problems. This community was involved in a class action lawsuit against the developer for shoddy workmanship. Lots of problems from plumbing, electrical to even structural. The developer settled, but it was not nearly enough to fix the issues. Did the seller disclose this? You might want to ask about it.
A second thing to think about is the HOA. Before the current group took over, this was a really nice community. Unfortunately, the new crowd are more like Nazis. They decide upon arbitrary rules, then force their neighbors to spend tens of thousands of dollars on modifications that are completely unnecessary. Case in point: The house is the Exact color that it whas when it was built. There is absolutely no issue with the paint It is not cracked, chipped, or flaking. The HOA simply decided that they wanted a different paint scheme, so I am now being fined $100 until I can come up with the several thousand dollars to repaint my house. Of course, that is also subtracting the several hundred dollars that they are fining me.
Honestly, I'm not sure how that is supposed to work. You already have someone that can't afford to stupid shit, then you fine that person and take even more money away from them. If you do buy into this community, you might want to see about some mental health counseling for the board. Seriously, if you really do want to buy into this train wreck, it/'sn up to you. Just do yourself a favor and lowball your offer.
