WANTED Edmonds Roving full time apartment maintenance person, on site resident manager, house flipper want to be I operate four apartment buildings and 128 units this 36 unit in Edmonds, a 36 unit in Lynnwood, a 24 unit in Mountlake Terrace and a 32 unit in Magnolia. I am looking for a full time roving maintenance person for the four buildings. Each building already has an on site resident manager that does painting and cleaning and I have an outside company do the carpet cleaning. What I am looking for is someone that can do plumbing, electrical and carpentry. The compensation is rent credit for a two bedroom apartment with a value of $1,685 per month. The duties for being the on site resident manager would take about five hours of work each month. For the maintenance work I am paying $30 an hour. So for example if you worked four 40 hour work weeks that would be 160 hours at $30 an hour sub total $4,800 plus the $1,685 rent credit total $6,485. That works out to be around $40 an hour. There is no additional compensation for example electricity, phone, internet, insurance et al. I try to pay as high as I can in the other areas and have the manager pay for these items. It would be useful but not mandatory if the manager had a truck, tools and spoke both English and Spanish. The on site managers duties would include renting units, collect and deposit rents, clean the common areas et al. This can be either an individual or a family. The building was built in two phases 24 units in 1960 and 12 units in 1990 and we do not allow dogs. The managers unit was built in 1990 is about a 875 square foot two bedroom one bath with a washer and dryer and one assigned parking space. The building is within six blocks of College Place Elementary School, College Place Middle School, Edmonds Woodway High School and Edmonds Community College. In addition I have been doing some house flipping this year. I did one in Bremerton, Blaine, Burien and Mount Vernon. Since two of them were two hours away I had my contractor go to the house on Monday stay overnight at the house Monday and Tuesday work three 12 hour days and come back on Wednesday. This is assuming that the turnovers were done. I gave them full authority to pick out the materials. So far I would estimate that it takes about three months to remodel each house. For some people this would be a dream come true to be able to get on the job training for house flipping. For others this would be a deal killer as they would not want to stay over night. Of course I do not know now where my next flip would be but they do tend to be a bit of a commute. I am paying as much as I can to start so do not expect any raises.
