General Function Under the direct supervision of the Maintenance Supervisor, the Maintenance Mechanic I perform a variety of skilled and semi-skilled tasks in repair and maintenance of buildings. Work requires exercising technical independence in determining work methods and procedures. This position works as part of a team to provide services to a group of properties located in community areas. Assignments are received orally or through written instructions which may be accompanied by plans, sketches or diagrams. Major Activities (Typical Duties/Responsibilities) • Performs skilled maintenance, repair work at CIHA owned properties, in accordance with CIHA policies and procedures. • Interact with internal and external customers in a professional manner. • Performs interior and exterior maintenance service repairs and assesses repairs in the areas of painting, drywall, glazing, masonry, plumbing, carpentry, machine service and electrical to buildings and equipment. • Cleans, services, and makes repairs to a wide variety of heating, ventilating, and building related equipment. • Removes and replaces partitions. Installs doors and locks, and troubleshoots for related repairs. Makes repairs to all types of cabinets, floors, windows, and siding. • Assists with the training of maintenance repairers and other maintenance staff • Performs after-hours emergency on-call service as scheduled • Performs preventative maintenance by means of a prepared schedule. • Complete make ready inspections, create work lists and complete make ready repairs to vacant units. • Generates detailed materials lists, and labor estimates for maintenance tasks and projects. • Maintains CIHA procurement policy guidelines and approved property budgets; while generating purchase requests for materials lists for, tools, equipment, and supplies. • Measures, cuts, threads and installs pipes for water lines, repairs and replaces plumbing fixtures. • Repairs floors, installs soft and ceramic tile and window glass. • Performs exterior and interior painting. • Performs masonry and concrete work in connection with sidewalks, curbs and gutters. • Ability to lift up to 70 pounds plus bending and twisting. • Performs manual labor tasks including loading, unloading, lifting and moving materials, furniture, supplies and equipment. • Keeps accurate and timely records, including work orders, on call logs, snow logs and weekly timesheet reports. • Supports grounds maintenance staff as required. • Performs snow removal, including shoveling, plowing, chipping ice, spreading ice melt. • Coordinate and collaborate with community directors, grounds and other property team members to complete tasks, inspect units, and schedule vendors to meet property standards. • Ability to work in a team setting as well as independently. • Must have reliable, insured vehicle equipped to drive in inclement weather when needed. • Performs other related duties as assigned. Skills/Abilities • Considerable knowledge of the methods, tools, practices used in painting, plumbing, carpentry and electrical trades. • Considerable knowledge of the occupational hazards and safety precautions of the buildings, electrical or mechanical trades. • Considerable knowledge of the standard practices, processes and materials involved in trades related to general building maintenance. • Ability to make accurate estimates of time and materials required for repairs and maintenance work. • Ability to keep records and reports relating to inventory of equipment and material. • Ability to read, understand and work within approved property budget. • Skilled in the use and care of tools and equipment employed in the building, electrical, plumbing, painting, masonry and mechanical trades. • Ability to work with a diverse resident population with heavy emphasis on customer service skills in order to effectively give information regarding grounds and building facilities. Education and Experience • Four years apprenticeship training (or equivalent work experience) and three years of experience in construction or maintenance of building, electrical, carpentry, plumbing or mechanical trades work. • Residential building maintenance preferred. • Graduation from high school or any equivalent combination of experience and training. • UPCS or HQS certification or ability to complete training and pass certification within 12 months of hire. • Current Alaska Driver’s License.
