This position is assigned to the Harmony at Grandview apartments but will support, as needed, other area properties for alternating on-call responsibilities. This position primary responsibility for: Corrective Maintenance by completing work requests Assist with apartment make-ready such as painting, cleaning, replace/replace appliances, plumbing/electrical as able, vendor management, drywall repairs, etc. Assist with snow removal as needed Preventative Maintenance Emergency maintenance - this is a rotating schedule with 3-4 other area Service Technicians Maintain inventory of tools, equipment and supplies Establish and maintain good relations with residents, prospective residents, vendors and co-workers. Assist outside contractors when services are required Picks up trash on property by assisting others in maintaining cleanliness and safety of the property List Job Qualifications. A. Education, work experience, licenses and certifications: Education: Minimum high school diploma or equivalent Experience: Minimum three (3) years fulltime maintenance experience Licenses: A valid driver's license and current automobile insurance is required. Travel to job sites is required. Reliable transportation. B. Required knowledge and skills: Ability to communicate clearly and effectively, verbally, electronically and in writing, with residents, other third-party contacts, as well as with company managers and principals, owners, and all other office team members. Mechanical aptitude Exhibits exceptional safety habits. Ability to diagnose and repair electrical, plumbing and mechanical malfunctions. Ability to perform drywall and carpentry repairs. Working knowledge of HVAC systems and various appliances Ability to work as team Ability to work with the public and senior citizens Ability to maintain and establish organization within the his/her work Ability to operate a Computer, including email and light typing Ability to climb and work from an 8 foot ladder, ie change light bulbs Ability to work weekends or evenings for on-call work C. The employee regularly communicates with customers and tenants. The employee is frequently required to move about and reach for items. The employee may occasionally lift and/or move up to 70+ pounds. At times you will be required to move appliances, equipment, products, and furniture in buildings or to other buildings.
