Manufactured home community in Fort Worth is in search of a couple to fill our On Site Assistant Property Manager and Maintenance Manager positions! Employment would include a negotiable salary as well as free housing and utilities in a 3 bedroom/2 bathroom manufactured home near the Leasing Office and reasonable paid vacation, sick, and personal time. Assistant Property Manager would assist the Property & Sales Manager in manning the office and all applicable leasing office tasks, maintaining good relations with residents while enforcing property rules and appropriate professional boundaries, and communication with and some management of contractors. Maintenance Manager would be responsible for all property upkeep and some general property management, vacant house assessments & refurbishments (with the help of contractors when needed), and pool maintenance. Why we need you: The Assistant Property Manager is responsible for community accounting functions and assists in the administration, leasing and supervision of the team. What your day to day might look like: - Collect and secure rental payments - Prepare accounting records and reports, including deposit accounting and monthly closeout - Deliver late rent letters, notices to vacate, and other communication with residents - Assist in the eviction process and follow policies for local municipalities in a timely manner - Ensures excellent customer service to all residents and prospects - Assist the Property Manager in various tasks as needed - Achieves high resident retention and leasing expectations The Maintenance Manager is responsible for all general property maintenance upkeep including mowing and edging, landscaping, trash collection, etc; obtaining pool certifications and maintaining pool upkeep during pool season; being able to do basic house repairs and managing contractors to do more involved work; assisting in enforcing property rules; resident interactions. What your day to day might look like: - Daily property inspection and trash pick up - Daily pool inspection and chemical adjustment during pool season - Mowing and landscaping at least twice a month during the spring, summer, and fall - Minor property, office, and home repair as needed - Managing hired contractors as needed - Interacting with residents and enforcing rules We're looking for you if: - You're interested in the above - You have leadership and team-building skills - You have excellent communication & mathematical skills (high school level) - The ability to meet the physical requirements of the job - You strive for excellence - You're a couple willing to relocate to our community and make it your own BILINGUAL IN ENGLISH AND SPANISH IS A MAJOR PLUS!
