Summary: Provides day-to-day upkeep, maintenance and smooth operation of the building and campus. *Essential Duties and Responsibilities:* Provides quality customer service to customers by providing one on one attention to the detail. Clean and polish furniture and fixtures. Perform minor repairs to doors, fixtures, furniture. Make adjustments and minor repairs to heating, cooling, ventilating, plumbing, and electrical systems. Regularly replace air-filters in HVAC systems. Clean and restore building interior damaged by fire, smoke, or water, using commercial cleaning equipment. Drive vehicles required to perform cleaning work. Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created. Move heavy furniture, equipment, and supplies, either manually or by using hand trucks. Mow and trim lawns and shrubbery, using mowers and hand and power trimmers, and clear debris. Notify managers concerning the need for major repairs or additions to building operating systems. Remove snow from sidewalks, driveways, and parking areas, using snowplows, snow blowers, and snow shovels, and spread snow-melting chemicals. Requisition of supplies and equipment needed for cleaning and maintenance duties. Set up, arrange, and remove decorations, tables, chairs, ladders, and scaffolding to prepare facilities for events such as banquets and meetings. Spray insecticides and fumigants to prevent insect and rodent infestation. Supervise / monitor contract cleaning crew’s work. As needed ad-hoc cleaning of building floors by sweeping, mopping, scrubbing, or vacuuming, gather and empty trash, service, clean, and supply restrooms. Other duties may be assigned. Other Qualifications: Valid Non-CDL Class C Driver’s License. Physical Demands: While performing the duties of this job, the associate is regularly required to stand; walk; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. The employee is occasionally required to sit and climb or balance. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, and depth perception. Work Environment: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud.
